📅 Cancellation & Refund Policy

REFUNDABLE POLICY

Full Refund Policy

Cancel at least 14 days before check-in to receive a full refund.

Peak Season (November, December, January & February)

Cancellations made 30+ days before check-in qualify for a full refund. Cancellations within 30 days are non-refundable.

Non-refundable if cancelled less than 14 days before check-in

Refundable Security Deposit: ₹5,000 (to be collected before check-in and returned at the time of check-out, subject to no damages).

Refund Processing: Refunds will be processed to your original payment method within 7-10 working days from the date of cancellation.

Check-In Time: 2:00 PM

Check-Out Time: 10:00 AM

Early check-in or late check-out may be possible upon request, subject to availability and additional charges.

No-Show Policy

If a guest does not check in on the scheduled arrival date without prior notice, the booking will be treated as a no-show, and no refund will be issued.

✏️ Booking Modifications

Guests may request changes to their booking (e.g., change of dates or property) by contacting us at least 7 days before check-in.

Modifications are subject to availability and may incur additional charges.

⚠️ Force Majeure

In the event of unforeseen circumstances (e.g., natural disasters, political unrest, government travel restrictions), we may offer a refund or rescheduling options at our discretion.

Please contact us immediately if such circumstances affect your travel plans.

🏡 House Rules

Please help us keep this home clean, safe & peaceful 🌿

Return as Received: Keep the house clean & damage-free; charges apply for any damage/excess mess.
Switch Off: Turn off AC, lights & fans when not in use/when going outside.
Power Backup: Only Wi-Fi, TV, few charging points, lights & fans work on the inverter.
Noise: Keep noise low, especially at night.
Security: Lock doors/windows & don't share keys.
Kitchen: Use freely, clean after use, and turn off gas/stove.
Cleanliness: Use bins; don't throw garbage/food outside.
Visitors: Only registered guests allowed; no outside or overnight visitors.
Smoking/Alcohol: Only in designated areas; dispose of waste properly.
No Drugs: Strictly prohibited.
Local Wildlife: Goa is tropical—please be cautious of insects, snakes, and stray dogs.
Towels: Don't use house towels at the beach.
Children: Must be supervised; no drawing on walls.
Pets: Not allowed.
Check-in: 2:00 PM | Check-out: 10:00 AM (late check-outs chargeable).
Liability: We're not responsible for personal loss, weather, or accidents.
